　　主题模式的住宅项目　　近年来，新的建筑理念和主题已经融入住宅建筑中。具有生态学概念及可持续性发展特征的建筑，适合老人、妇女儿童和残障人士居住的房屋，禁止机动车的节能住宅开发项目 （被动建筑、低矮建筑或者零能耗建筑）开始成为业界新宠。换句话说，就是具有特定主题的住宅开发项目迅速发展起来。在房地产开发商中开始流行。我们通常认为社会学家、趋势分析家和预言家们能支配社会的节奏与主题。然而另一种传统形式的革新正在发生：先是一小部分人因自身受到困扰而发现问题，然后言辞激烈并坚忍不拔地让社会了解问题所在。还记得当初那些激进主义分子刚开始做有关热泵的实验并改进了保温技术时。只是被嘲讽为“环保激进分子”。而如今，他们所取得的成就已被纳入房屋构造标准条文中。同时。住宅建筑的主题导向计划也迎合了我们后工业时代的社会特征。不同层次且个性鲜明的建筑风格满足各色目标群体多种多样的生活方式需求。而在“红色维也纳（Red Vienna）” 与“新法兰克福（DaS Neue Frankfurt）”，影响下所建造的工人公寓和作为战后重建计划的“新家园（Neue Heimat）”及其他公共房屋的构造都已经变成了不可复制的历史。主题性或项目导向性住宅项目开发的另一意义在于试验具有创新意识的解决方案，并将之推广到更广泛的社会领域中。然而新的模式也同样面临着风险一一极有可能沦为一块覆盖在有强烈需求却极易被忽略的建筑结构调整上的遮羞布。可以这样说，特定主题的住宅开发项目恰恰折射出建筑行业创新过程中所遭遇的阻力（来自建筑师、开发商、发起人、金融家及政府官员）。奥地利新锐建筑事务所（BBK-3）的建筑师FraZSumnitSCh在谈及“棺木制造工厂（Sargfabrik）”计划的出炉时说：对一群80多岁的老年人而言，居住方式的需求已不仅仅局限于追求房屋面积。为了了解真正的需求，我们必须把整个体制由内而外地展现出来。在严苛的建筑业内要确立我们的优势，第一步就是创立一个房地产开发协会。”
